What should you watch for in leases, deposits, insurance, and paperwork?

Every clause you sign without understanding can come back as a deposit you never recover, a penalty that keeps growing, or a deadline that cannot be reopened. Reading contracts and paperwork properly is the cheapest protection you will ever buy.
